We procured 47 acres of land from the University of Colorado and then in partnership with the Williams family, successfully pursued annexation to the City of Boulder. After successfully completing annexation we went through a combination PUD/subdivision process. Our goal in the planning process was to create smaller more affordable lots for medium income purchaser but still retain a pleasant, neighborhood feel with plenty of open space. We sold 161 lots (in phases) to McStain Enterprises for completion of development and construction of individual homes. After this phase was completed we sold 12 of the remaining approved lots to Triple V enterprises for speculative housing and retained ownership of 28 single-family lots for long term investment.
